Seller’s Legal Counsel Duties
- Review offer to purchase
- Prepare the purchase and sale agreement
- Negotiate the purchase and sale agreement and review with client(s)
- Referrals to Title V inspectors and other professionals, if necessary
- Advise on the problems/issues that arise between the signing of the purchase and sale agreement and closing date
- Draft and execute the deed, power of attorney and other closing documents
- Coordinate closing and provide closing information and documentation to lender’s attorney
- Obtain and agree on closing costs, adjustments and mortgage payoffs
- Correct outstanding title matters, if any
- Attend closing and review, interpret and explain documentation
